Decks, Decks, Decks

Things to consider before installation of a deck:

- If you are planning to do a lot of cooking out your deck should be easily accessible from your kitchen.

- If the deck will have a hot tub it should be close to a bedroom, bathroom, mudroom or some type of dressing area.

- If there will be a table and chairs on the deck it should be easy to walk around with all of the chairs occupied with people

- Steps should be placed where you can easily access the most used areas of your yard (trash cans, shed, play area etc.)

- Sun and wind can effect your enjoyment of the deck. If your deck is sun drenched and you live  in a hot climate it may not get used all summer. If possible you may want to build your deck where you can feel the breezes in the summertime, normally those breezes come from the west, southwest and south. If you plan to use your deck in the winter it should be shielded from the north wind.

- If privacy is an issue you may want to build your deck close to the ground to take the most advantage of your privacy fence. (on a side note most localities allow you to install 2’ of lattice across the top of a 6’ fence giving you a surprising amount of privacy, your local deck contractor should know your local codes). Lattice walls can also be built on the side of a deck to provide privacy.

- You must decide if you want rails or not. If your deck is over 30” off of the ground you must have rails. Not having rails can make your deck seem bigger and will not impede your view of the surrounding area. Rails will give you a more sophisticated look and make your deck safer if it is more than 8” off of the ground. You can also incorporate seating into your rails which is a great addition to a large deck. On a small deck built in seating often takes up too much space.

Prices:
On an average pressure treated pine deck 3’ off of the ground with rails and one set of steps you should be expecting to pay about $16 per square foot. On a ground level deck with no rails you can figure about $12 per square foot. If you want benches built into your rails it will cost you about $20 per linear foot. Of course all of these prices can go up or down depending on the complexity of the deck style you choose.
If you decide to use composite, vinyl or higher end wood decking you will pay about 2 to 3 times as much as pressure treated pine depending on what type of material or manufacturer you choose.

The advantages and disadvantages are fairly obvious. Wood is cheaper and the others are maintenance free. One thing I’ve noticed about composite decking is that it seems to soak up stains with no way to remove them. If grease or other types of stains soak into the decking you either have to replace those deck boards or just live with it.

Wood deck Maintenance:
About a year after you have a pressure treated pine deck installed it should be sealed or stained. If you would like to keep the wood color then seal it with a clear sealant. I would seal it twice a year for the first couple of years then once a year after that. You will be able to see when the sealant wears out because water will no longer bead up on the surface. Stains are a bit more durable than clear sealant and come in many different colors. My favorite color is Bear Natural. This color can make an old pine deck look like a higher end wood deck. If you have an old weather beaten deck you would be surprised how good it can look if you clean it with some deck cleaning solution then stain it with a natural color.

Siding Types – Advantages and Disadvantages

There are several types of siding you can choose for your house including but not limited to wood, vinyl, Masonite and cement board.

Wood siding was the main choice for many years simply because it was the only choice. Before all the new material began to emerge most homes were sided in either a clapboard or shingle type siding. Wood siding is made of all different types of wood with cedar being the longest lasting (within a reasonable price range anyway). But even cedar eventually has to be painted if you want it to last forever. You must be diligent in the care of your wood siding if you want to get the maximum life out of it. Every 5 to 10 years it must be properly caulked and painted, maybe even more often depending on the location and quality of paint last used.

Masonite siding

Masonite siding can give the look of wood for less money but you better be even more diligent in your care of this product. Installation must be performed diligently also, the butt ends must be primed and painted before installed, we actually prime and paint the back also when we use it for repairs. It is what some refer to as a pressed wood which is basically like the pegboard material you may find your tools hanging on in your garage. If moisture is allowed to get to it for a short amount of time it will soak it up like a sponge and begin to come apart very fast. There was also a more inferior type of this product being used in the eighties that was basically a pressed cardboard as far as I’m concerned. There was actually a class action lawsuit against the manufacturers and if you have it on your house you know exactly what I am talking about.

Cement board siding (aka Hardy Plank Siding) is somewhat of a flexible cement product if you can imagine that. It is very heavy which makes for a higher labor bill for installation but can give you the look of wood without as much maintenance. It still has to be painted but it seems to hold up better if it is forced to endure some moisture between paintings. If you live in colder climates you may not want to use this product, I have heard of it breaking apart in freezing temperatures after getting wet. It is a newer product than the others so no one knows how it holds up in real-time long term tests but it seems to be doing well so far.

A couple of other types of siding are aluminum and asbestos which are rarely used today. Both are a good siding and if you have them on your house and they are in good shape and still look good you may want to consider keeping it. The main problem with these sidings are how they handle blunt force trauma. Aluminum will dent and asbestos will break, not to mention that they both tend to look a little dated. Both of these sidings can be repaired and painted. I actually owned a property with asbestos siding that was in good shape so I painted it dark blue with white trim and it looked surprisingly good.

Finally we come to vinyl siding, and “Vinyl is King”. Vinyl siding has swept across this country like a tidal wave and believe me it is here to stay. Some people don’t like it because they don’t think they can get that high end look with vinyl. Well vinyl has come a long way. There are so many different types of vinyl siding I will not be able to list them all here but I’ll cover the basics for you. The most common types are standard, dutch lap and beaded siding. These types are meant to simulate wood clapboard siding. The main thing some people do not like about these types are that you can see the seams, they don’t look exactly like wood and they do fade a little over time. The good thing about them is that they last a lifetime with no maintenance, let me say that again, the good thing about them is that they last a lifetime with no maintenance. Any siding I’ve come across has a lifetime manufacturer warranty. Another good thing is that they cost a fraction of what any other siding would cost. The newest type of vinyl siding is the simulated wood shingle siding. The total job cost with this siding is about 3 times as much as the others but it is a very high quality siding. The wind rating on this siding is 170 mph and more and when installed by a qualified siding contractor I have no doubt that they would withstand those wind speeds, not to mention it looks great. It comes in too many colors to mention and almost as many styles. Another good thing is you can’t see the seams on this siding. The only bad thing I can see about this siding is that repairs are not easy to do because it is so well interlocked that is difficult to take off and get back on but you have to expect that from a siding that can withstand a small tornado. If you absolutely have to have the look of wood siding, vinyl may not be the way to go. But if you would like to have a siding that you never have to touch for the rest of your life then “Vinyl is King”.

Aluminum/Vinyl Trim Wrap – Advantages and Disadvantages

Aluminum / vinyl trim wrap is another great way to make the exterior of your house maintenance- free. There are three basic types of trim wrap- aluminum with a baked-on finish, aluminum with a vinyl (PVC) covering and a pure vinyl.

Pure Vinyl

The pure vinyl trim wrap comes pre-moulded so it’s not applicable in all situations and is rarely used by contractors and trim mechanics. The other two types can be bent to any shape so they are very versatile.

Vinyl Covered Aluminum

Out of the three types, the vinyl covered aluminum is my favorite, it resists scratching and mold much better than the baked on finish and also cleans up better.

Trim Wrap

Although trim wrap is a good looking product, you should know it may not look quite as good as painted wood trim. The reason for this is that with trim wrap you can see the nails and seams as opposed to wood where the seams and nails can be caulked over and cannot be seen. A qualified trim contractor knows how to install the wrap so that seams are not as visible from the main vantage points but the nails will always be visible. This is why some installers put very few nails in the wrap so it will look as good as possible but this usually leads to the wrap blowing off in high winds. It is of my opinion that trim wrap looks better on your house with the proper amount of nails than laying in your neighbors yard with just a few nails. Another problem you should be aware of is trim wrap that is installed over brand new wood. Brand new wood has a high moisture content and over the years the wood drys out and shrinks. When the wood shrinks the nails loosen and your wrap begins flying off in high winds. If your trim was wrapped when your house was built you will most likely have this problem. You can check this yourself by walking around your house and looking to see if any nails are backing out. The nails are fairly small so you may need a pair of binoculars if your trim is high off the ground. If there are any nails backing out you can be sure the rest are loose also. A trim contractor can take care of this problem for you by removing the nails that are backing out and putting in larger ones and adding extra nails to all of the wrap.This should cost you anywhere from $150 and up depending on the size of your house and the accessibility of your trim. Having just one piece of wrap replaced will cost you about the same so it’s definitely worth the money to have your wrap re-secured before you lose any.

Hopefully this has not scared you away from the thought of wrapping your trim. When installed over established wood it will be just fine for the long haul and if you’ve ever had to pay to get your wood trim painted or moisture damage repaired you know how costly it can be.
